Before making an application there are a number of factors you should think about
Introduction
When we assess a planning application we will consider a number of factors. The most common of these are listed below but the list isn't exhaustive.
Have a look at the list as this is intended to help you understand what factors affect the assessment of a planning application.Constraints
Initially you are advised to find out if there are any constraints that may apply to your site, such as protected trees, Listed Buildings, Conservation Areas, Flood Zones, and so on. Then you need to have a look at planning policy that would be relevant in considering your application.
The best place to find out what constraints relate to a property is to have a look at our 'proposals map' attached to our Local Plan.
You can type in the name of the road you are interested in and find the property you are interested in on the map using this link. This will show what constraints relate to the property you are looking at and also around the property.Policy
You must also take account of Local and National Planning Policies.
