FOI request (FOIR-705724038)
HBC acquired properties for TA or secure housing and pets
Requested Mon 14 April 2025
Responded Fri 02 May 2025I understand that HBC has recently announced that it has acquired 100 properties (40 currently in use I believe). Please provide information regarding1) Of the properties acquired how many are being used as temporary accommodation and how many are being used or plan to be used as secure tenancies or assured shorthold tenancies2) Are pets allowed in all / any of the properties. If not why not. Please provide a copy of the policy in relation to pets in properties.3) Please confirm the monthly rents of the properties and whether these are for temporary accommodation or not.4) please confirm whether the properties are furnished or unfurnished.
Response
1) The properties are being used for longer term temporary accommodation and households are encouraged to treat them as their home.
2) Pets are accepted in freehold properties subject to being chipped and registered with a vet as appropriate and discussions around being a responsible pet owner. Some leasehold flats have conditions in the lease which prohibit tenants keeping pets; this is outside of the council's control. This information will be set out in a new suite of policy documents being produced for the Property Management Team.
3) The properties have been acquired with different types of external funding which may dictate the type of rent that has to be set. The properties are let at either Social Rent, Affordable Rent or Local Housing Allowance (LHA) rates. All rents are capped at LHA. All properties are a form of temporary accommodation.
4) The properties are provided furnished or unfurnished dependent on the household's needs. All have floor coverings and curtains as standard prior to furnishing.
