Will my fee be refunded if my planning application is refused?

There is no refund in respect of planning application fees, irrespective of the decision that is made.

Free Go

If your application has been refused and you decide to submit a revised application that includes changes, which you hope will overcome the reasons for refusal, the second application may not need a planning application fee. This is a free go.

You are only entitled to one free go per site and the free go application must be submitted within one year of the date of the decision relating to the previously refused application.

In addition, the free go application must not be materially different to the originally refused application. In other words, the changes can't be substantial.
