Review of 2008 and Strategic Housing Land Availability Assessment

Strategic Housing Land Availability Assessment

In early January the Planning Policy team will publish a draft version of the Council's Strategic Housing Land Availability Assessment (SHLAA).

When finalised, the SHLAA will provide an assessment of the land likely to be available for housing development in the Borough up until 2026.  The SHLAA identifies sites which have the potential to accommodate housing and estimates the likely future yields from sites across the Borough.  It does not allocate land nor does it judge the relative sustainability of different sites.  It is a research document that will help inform the preparation of other development plan documents (DPDs).

Based on information supplied by owners and developers, and our own assessments of sites, the draft Assessment has identified issues which will help determine whether sites are deliverable and developable.  In order to improve the robustness and the accuracy of the work undertaken so far, it is proposed to issue the draft SHLAA for consultation for a period of six weeks.  The consultation exercise will:

  • provide a check against the factual accuracy of the Draft Assessment and obtain any outstanding comments on information on developability
  • provide opportunities for comment by other key stakeholders, including the following:
    Community organisations and individuals
    housebuilders and small developers
    Statutory consultees

Following the consultation period the Assessment will be amended to reflect this further work and will confirm, with justification, whether sites should be considered deliverable, developable or not currently developable.

The finalised document will inform the submission version of the Core Strategy and the subsequent Site Allocations DPD.

Core Strategy Preferred Approaches Consultation

Nearly 1,600 comments were received following consultation on the Core Strategy Preferred Approaches document during May, June and July.  Responses to the comments received will be published in the New Year.
