Building Control explained

Building regulations deal with things such as:

  • structural stability - strength
  • fire safety - warning of fire, escape routes from within, ability to not be prematurely damaged by fire and resist spread of fire about the building, resistance to spread of fire from one building to another, and provisions to assist the fire brigade to rescue people from within
  • resistance to moisture - the ability to keep out weather and groundwater
  • resistance to sound - between a dwelling and other parts of the building or other buildings
  • ventilation
  • drainage
  • fires and boilers
  • stairs and balustrades
  • conservation of fuel and power
  • access - for disabled people (with impaired hearing or sight, and those who have difficulty walking, as well as wheelchair users)
  • electrical safety - dwellings

Building Control is the inspection of building work and plans, to check for compliance with building regulations.  In Hastings, the building control team also deals with demolition of buildings, dangerous structures, and insecure and dangerous buildings.
